Dreary, cold weather and the end-of-the-year holidays can keep buyers away and heighten fears of your home staying on the market longer than expected.  Seems this winter has been a bit harder in a lot of areas which makes it a challenge when selling your home!&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;However, there are a few things you can do to enhance “curb appeal.”  And when that happens, buyers will take notice.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;For example, if your home has been on the market for more than six months, its probably time to change the sales approach.  There are several factors that could be reviewed with your real estate agent to determine improvements that can be made.  Ask for a reassessment of the sales price; it may be too high for the current market.  Also, ask the agent for a new or updated marketing plan and ask for a specific explanation of each activity.  Marketing your home goes beyond a few ads in the newspaper and a listing on the Multiple Listing Service (MLS); a good agent will do more to get your home sold.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;If your current agent doesn’t respond to your satisfaction, you should contact the real estate broker (the owner of the office) and ask for a different sales agent – or, if you’re no longer under any contractual obligation to the firm, it might be time to change real estate offices entirely.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;When setting the asking price through a comparative marketing analysis, compare similar homes sold in the winter months.  Many owners set their asking price too high because of comparisons with sales prices during peak seasons.  Always try to compare like properties sold at the same time of year.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;Once you’ve settled on an asking price, its time to spruce up the interior and exterior of your home.  Many real estate agents recommend opening as many curtains as possible to add light and color to rooms.  Also, it’s suggested that you keep spring and summer pictures of your home out on tables and in clear view.  Photos of your front yard flowers or the backyard shade tree in full summer bloom can help swing many buyers in favor of a purchase.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;Staying on top of winter maintenance and chores is another sure-fire way of adding value to your home.  A neatly shoveled driveway and cleared walkway can add a nice touch.  Make sure the furnace is in good working condition and that the room temperature is kept at a comfortable level.  Also, check to see that the basement if dry and sealed from any drafts.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;Take yourself on a tour of your home.  Start in the basement and work you way through the house.  More than likely you’ll see many previously undiscovered cluttered spaces and needed repairs that can turn off potential buyers.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:verdana;"&gt;Don’t overload your home with holiday decorations, either. New construction housing accounted for 29% of Residential Sold sales for the 6 month period ending September 2006, and for 28% of sales for the 6 month period ending September 2007.&lt;br /&gt;&lt;br /&gt;For ALL residential sales during the same time periods, we note an approx 6% decrease in the total number of sales, 0.8% decrease in total sales volume, 5% increase in average sales price, and 4.5% decrease in median price.&lt;br /&gt;&lt;br /&gt;These numbers reflect sales of ALL residential listings, from the inexpensive mobile homes on rented lots to the high end waterfront properties.  In the 6 month period ending on September 30, 2006, sales prices ranged from $6,000 to $2,400,000, with an average of 102 days on market. For the 6 month period ending on September 30, 2007, sales prices ranged from $5,500 to $5,311,049, with an overall average of 120 days on market.&lt;br /&gt;&lt;br /&gt;72% of the residential sales fall into the $100-299,999 Sales Price Range.&lt;br /&gt;&lt;br /&gt;Figures for the six month period ending 9/30/07 show the highest percentage of sales to be in the $160-179,999 range, with approx. 13% of sales falling in that range, followed very closely by the $180-199,999 range at 12% of sales.&lt;br /&gt;&lt;br /&gt;Comparison from Apr thru Sept of each year reported.  Overall number of sales reported to MLS decreased by approx 17.5% from end of Sept 2006 to end of Sept 2007.  Vacant land sales as reported to MLS decreased by 44%.  Commercial and multi-family sales reported to MLS decreased by 36%.  Overall residential sales decreased by approx 6%.&lt;br /&gt;&lt;br /&gt;Inventory levels for the number of listings currently showing as active shows an increase of approx. 20% for all listing types for the 1 year period from end of Sept 2006 to end of Sept 2007. There is a 6.6% decrease in inventory levels for all listing types for the one month period from end of Aug 2007 to end of Sept 2007.&lt;br /&gt;&lt;br /&gt;Current active inventory for Residential listings shows a 9% decrease for the one month period from end of Aug 2007 to end of Sept 2007. For ALL residential sales during the same time periods, we note approx 21% decrease in the total number of sales, 22% decrease in total sales volume, 1% decrease in average price, 8% increase in median price.&lt;/p&gt;&lt;p&gt;These numbers reflect sales of ALL residential listings, from the inexpensive mobile homes on rented lots to the high end waterfront properties. In the 6 month period ending on Jun 30, 2006, sales prices ranged from $8,900 to $11,750,000, with an average of 114 days on market. For the 6 month period ending on Jun 30, 2007, sales prices ranged from $10,000 to $2,500,000, with an overall average of 121 days on market.&lt;/p&gt;&lt;p&gt;70% of the residential sales fall into the $100-299,999 Sales Price Range.&lt;/p&gt;&lt;p&gt;Figures for the six month period ending 6/30/07 show the highest percentage of sales to be in the $160-179,999 range, with approx. 12.51% of sales falling in that range, followed very closely by the $180-199,999 range at 12.46% of sales.&lt;/p&gt;&lt;p&gt;Comparison from Jan thru Jun of each year reported. Overall number of sales reported to MLS decreased by approx 19% from end of Jun 2006 to end of Jun 2007. Vacant land sales as reported to MLS decreased by 37%. Commercial and multi-family sales reported to MLS decreased by 35%. Overall residential sales decreased by approx 16%.  The median sales price is $200,000 in Coeur d'Alene and Dalton Gardens, down 2.4 percent; in Post Falls, the median sale prices is $197,652, up .7 percent; Hayden's median sales price through June was $235,000, down 2.6 percent, while Rathdrum's was $189,950, up 2.7 percent.&lt;/p&gt;&lt;p&gt;Inventory levels for the number of listings currently showing as active shows an increase of approx. 24.5% for all listing types for the 1 year period from end of Jun 2006 to end of Jun 2007.  There is a 6/10% decrease in inventory levels for all listing types for the one month period from end of May 2007 to end of Jun 2007. &lt;br /&gt;Current active inventory for Residential listings shows a 3 % increase for the one month period from end&lt;br /&gt;of May 2007 to end of Jun 2007. Nestled on the Northern end of Lake Coeur d'Alene, this is the quiet but cosmopolitan hub of North Idaho. It is a great time to check out North Idaho!&lt;br /&gt;&lt;br /&gt;Here are the stats from the month of May:&lt;br /&gt;&lt;br /&gt;Year to date figures for 2006 show the highest percentage of sales in the $200-249,999 range, with approx. 19.6% of sales falling in that range.&lt;br /&gt;&lt;br /&gt;Overall sold volume reported to the Coeur D'Alene MLS increased by 3% from end of May 2005 to end of April 2006.  Vacant Land volume as reported to Coeur D'Alene MLS decreased by 23%; investment sales volume as reported to Coeur D'Alene MLS increased by 23%. Overall residential sales volume increased by 9%.&lt;br /&gt;&lt;br /&gt;Inventory levels for the number of active listings over the last 12 months shows an increase of 113% for all listing types from May 2005-May 2006.  There is a 28.5% increase in inventory levels for all listing types from April 2006 to May 2006.&lt;br /&gt;&lt;br /&gt;Residential Inventory shows a 25% increase from April 2006 to May 2006. There is a 122% increase in residential inventory levels from May 2005 to May 2006.&lt;br /&gt;&lt;br /&gt;The overall residential average price total includes all residential listings in all areas, comparing previous year with current year.  The average price was $201,685 in 2005.  The average price for 2006 is $262,922 showing a 30.4% increase. If you have written proof, your agent can present it with your offer, making a powerful statement that you can truly buy the home. At their worst, doggie and kitty dictators mark their territory with pungent odors and unsightly stains.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;When you love these little furry friends, it's hard to realize how much these pets may be hurting your marketing efforts in selling your home. If you are like most pet lovers, you may be a little on the sensitive side.&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;If your listing agent is having a hard time communicating with you about your pets and their effect on buyers and other agents, perhaps a look at this neutral third-party list of suggestions may help you understand the problem better:&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;~  If it smells, it won't sell. Your pet may be perfectly well mannered, but that doesn't mean your home is odor-free. Most pet odor comes from fur and dander. Pets mark their territory by rubbing their fur on objects. That's why your kitty rubs your ankles with her sides. Minimize pet odors by not allowing your pets to sleep on couches and carpets. Provide them with a cuddly bed of their own and reward them lavishly whenever they use it. Deodorize often with Febreze, a product found on most grocery store shelves. Keep pets bathed and groomed more often than usual, so as not to add to existing pet odor.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;~  Stains don't have to be permanent. There are many good products to clean pet stains. Just visit your local pet store or key "pet stains" into your favorite search engines. What you will find are companies with advice and products, such as Planet Urine (http://planeturine.com), featured on The Tonight Show with Jay Leno. Pet stores sell a product called Nature's Miracle which also works beautifully. Hospital supply companies are also a great source for heavy duty stain and odor control products.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;~  Vacuum daily. While your home is being marketed, vacuum the carpets daily with an odor deodorizer. You can find them in the cleaning supplies section of the grocery store. Remember to change bags more frequently than usual. Treat your home to a professional carpet cleaning. Also, open the windows and let some fresh air in. Pull back the drapes. Open vents. A closed in home will hold more odor than it should.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;~  Keep pets from showings. Many buyers are suggestible. If they don't see a pet, they'll look at the home more objectively. If they spot your dog or cat, they will be alerted to look for stains and odors. Arrange to have your pet off the property for showings, and put their food dishes and toys out of sight, too. Keep cat boxes and backyard doggie loos scooped daily. If you have to board your pet to it from doing further damage or soiling new replacement fixtures, do so. You will be rewarded with a higher selling price for your home. When you are in your new home, you can welcome your pet back from its "holiday" with a favorite treat and lots of snuggles.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;~  Stains and odors may have to be disclosed. In many states, stains and odors that can't be removed must be disclosed to the buyer or you may be held liable. That will automatically put you in a poor bargaining position with the buyer. If you aren't sure what the extent of your pet's damage is, you can purchase, rent or borrow a hand-held black light to shine on carpets and other fixtures. Some carpet cleaning kits include a black light for this purpose. Viewing your carpet this way will help you decide whether to clean or replace the carpet. Your agent will most likely advise you to replace the carpet. It will cost you much less money than a buyer's discount.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;~  Perception is everything. If your home doesn't pass the sniff or stain test, it will adversely affect the way other agents and their buyers perceive your home. Your agent is depending upon other Realtors to show your home to their buyers. Many Realtors insist on showing only pristine homes to their clients. Once word gets around, you may find yourself with few showings which will cause the value of your home to drop.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:georgia;font-size:85%;color:#000066;"&gt;Be realistic about your home's value.  A home is only really worth what a buyer is willing to pay. If your home has suffered damage due to your pets, it may be devalued in the marketplace. The only cure is taking action to eliminate the problem before your home goes on the market. Listen to your Realtor and follow his/her advice about the most cost-effective ways to manage your pet's damage to the home.
